BLAENFFOREST COTTAGE

There is a large, level, gravelled parking and turning area adjacent to the Cottage.

The level gravelled Cottage forecourt is surrounded by a picket fence and entered through a gate 880 mm wide. There is a variety of lighting both permanent and movement sensitive.
All accommodation in the cottage is on the ground floor which is level throughout with the exception of one step down of 165 mm from the kitchen to the lounge/diner.
The stable door leading to the kitchen is 780 mm wide. The flooring is slate flags. There is a full size cooker and fridge with ice box, microwave and Nespresso coffee machine.
The door from the kitchen to the lounge/diner is 700 mm wide and there is one step down of 165 mm into the lounge/diner. There is one leather armchair and a leather sofa, a table and 2 dining chairs. There is a remote control Smart TV with Netflix and a DAB radio.
The door from the lounge to the bedroom is 700 mm wide. The bedroom is 2.3m sq, has a 4ft 6" double bed with feather pillows (please advise if allergic) and duvet with 100% cotton covers and sheets. Both the lounge and the bedroom have laminate flooring with rugs.
The door from the lounge to the bathroom is 680 mm wide. There is a large shower with sliding door. The height of the lavatory is 430 mm. The flooring is stone.
Light switches and power points are at a sensible height.
There is a comprehensive range of information about the local area and attractions and a fact sheet with telephone numbers for the doctor, hospital, vet etc.
There is reasonable mobile phone reception.
Assistance dogs are welcome in all areas. Because pets are allowed in the Cottage there is a risk to anyone with allergies to animals.

Laundry Room (to the rear of the cottage in the Main House)
Gently sloping approach to 130 mm step, level surface to door, width 710 mm with 70 mm step. Standard sized washing machine, tumble drier, please ask for ironing facilities.

Grounds
We hope you enjoy the sounds of the wind in the trees, the wild bird song and the water running in the stream. We have included many scented plants in the gardens and the woods are full of bluebells. We have a variety of ducks and chickens that are allowed to roam freely and two pigs in a fenced enclosure.
Mainly mown grass and level or gently sloping with a variety of seating.
The pond garden has a 780 mm gate and has a gently sloping gravelled path with two steps of 110 mm height.

Transport & Location
Blaenfforest Cottage is approached off a minor road down an unmetalled private drive of ½ mile.
Carmarthen Railway Station is approximately 16 miles.
Aberystwyth Railway Station is approximately 36 miles
Newcastle Emlyn, the nearest town, is approximately 2.2 miles with bus stops, taxis and a range of car parks, shopping facilities and leisure centre with swimming pool.

Delivery of provisions can be arranged.
Shop Mobility scheme is available in Aberystwyth, Cardigan, Lampeter and Aberaeron (contact 07815 151341).
The owners live on site and are available to assist whenever possible.

WHAT OUR GUESTS SAY

We had the most incredible time at BlaenfforestCottage, the owners were so lovely from very first contact and gave us all the information we needed for a truly wonderful stay. The welcome basket was a lovely surprise and the handwritten note was really a lovely touch.
The cottage itself was so cosy and had everything we needed and more, Rachel had explained there was a little walk to the hot tub but it was not as far as we were expected and the hot tub is well worth it! So clean! Sitting in the middle of the trees in the hot tub with a glass of fizz was a perfect way to end our days of exploring.
Both of our Dogs had a great time exploring the grounds, this is the first place we have stayed that has actually been dog friendly!
Most places we have had to keep the dogs on the lead and have been restricted with rooms they are allowed to be in (one place they were only allowed in the kitchen!!) but this place is completely dog friendly and they were so relaxed the whole weekend!
The pet pigs were loads of fun, make sure you take some apples to feed them and they will keep you entertained!
The chickens wandering round the grounds was lovely to see and the lady trying to get the ducks in one evening was quite comical.
We cannot wait to come back, this really is the most perfect place to get away from it all.
